Commercial Management on Mining Projects: What Makes It Different

Commercial management on a mining project draws on the same core discipline as any other construction work — cost planning, contract administration, variation control, claims readiness — but the operating environment introduces risk factors that don't feature the same way on a typical commercial or residential build. Getting mining project commercial management right means understanding those differences, not just applying general construction practice to a mine site.

Why mining projects are commercially different

Mining projects are frequently delivered through EPCM or EPC structures, spanning multiple packages and contractors working across an operating or partially operating site. Long lead times on specialised plant and equipment mean procurement decisions are made years before installation, with cost and currency risk that has to be actively managed rather than fixed at a point in time. And handover is rarely a single event — it's phased, tied to commissioning milestones and production readiness rather than a conventional practical completion date.

The commercial pressure points

  • Interface risk between multiple packages and contractors working on the same site, often with different forms of contract
  • Shutdown windows — work that can only happen during planned operational stoppages, where any slippage has a cost far beyond the immediate contract
  • Foreign currency and import content exposure on long-lead plant and equipment
  • Brownfield tie-in risk, where existing infrastructure condition and operational constraints aren't fully known until work is underway

What effective commercial management looks like here

On mining projects, commercial management has to account for these interfaces explicitly — tracking package boundaries and shared risk, keeping cost reporting aligned to currency and commodity exposure where relevant, and maintaining the same contemporaneous documentation discipline that any claim or variation eventually depends on. The fundamentals don't change. What changes is the number of moving parts they have to be applied across at once.
